What is a Check-Out Report?

A check-out report is a professional inspection carried out at the end of a tenancy, once the tenant has vacated the property. Our clerk visits the property and compares its current condition, room by room, against the original inventory and check-in report.

Why the Check-Out Report Decides Deposit Disputes

The check-out report is the second half of your evidence. Your inventory records the property's condition at the start of the tenancy — the check-out proves what changed.

When a deposit deduction is disputed, adjudicators at TDS, DPS and MyDeposits compare two documents: the inventory at the start, and the check-out at the end.     Check-Out Report vs Schedule of Condition

    A check-out report requires an existing inventory to compare against. If no inventory was carried out at the start of the tenancy, we can instead produce a Schedule of Condition — a standalone record of the property's state at the end of the tenancy.
    While a Schedule of Condition documents the final condition professionally, it cannot prove what changed during the tenancy — which is why we always recommend a full inventory report at the start of every tenancy.
