Our back-office team compiles the full check-out report — cross-referencing current property condition against the original inventory report, clearly documenting any changes, damage, missing items or cleaning issues with timestamped photographic evidence.
Report Delivered Within 24 Hours
The completed check-out report is emailed to the landlord, letting agent and tenant within 24 hours. All parties have 7 days to raise any queries before the report is finalised and signed.

What Can Landlords Deduct From a Deposit After Check-Out?
A professional check-out report clearly distinguishes between fair wear and tear — which landlords cannot charge for — and genuine damage that is the tenant's responsibility. This distinction is critical for any deposit claim.

Check-out reports start from £100 for a studio up to £150 for a 5-bedroom property. All prices are fixed with no hidden fees — additional rooms charged at £10 each. Prices exclude VAT.
