What is a Mid-Term Property Inspection?
A mid-term property inspection is a scheduled visit to a rental property during an active tenancy — typically carried out every 4 to 6 months. Unlike a check-in or check-out, it does not mark the start or end of a tenancy. Its purpose is to monitor the property's condition while it is occupied and catch any issues before they escalate.

Our AIIC-accredited clerk coordinates directly with the tenant to agree a convenient time — giving at least 24 hours notice. During the visit, every room is inspected and photographed, smoke and carbon monoxide alarms are tested, and any signs of damp, mould, unreported damage, smoking or unauthorised pets are clearly documented.

The completed report is delivered to the landlord or letting agent within 24 hours. It provides a dated, photographic record of the property's condition mid-tenancy — which is increasingly important under the Renters' Rights Act as evidence of how the property was maintained during the tenancy.
