Mid-term inspections start from £65 for a studio up to £85 for a 5-bedroom property. All prices are fixed with no hidden fees — additional rooms charged at £10 each. Prices exclude VAT.
Mid-term inspections are typically carried out 3-6 months into a tenancy and then every 6 months for longer tenancies. They are particularly recommended for overseas landlords, long-term tenancies of 12 months or more, HMO properties and high-value rental properties where early identification of maintenance issues is essential.
Yes — tenants must be given proper notice before a mid-term inspection and access must be agreed in advance. Our clerk coordinates directly with the tenant to arrange a convenient time. The tenant does not need to remain present throughout the inspection but must provide access.
